What's your door doing?

Pick the one that sounds closest. Each links to a plain-English guide written for homes around Independence, or you can call right from the list.

01

It won't open, or it won't close

Reverses halfway, stops just short of the floor, or the opener light blinks and nothing happens.

02

A loud bang, and now the door feels like it weighs a ton

Usually a broken torsion spring. Leave the door down and don't pull the red release cord.

03

The opener hums, clicks or grinds

The motor runs but nothing moves, the remote quit, or the app lost the opener after a power flicker.

04

The door is crooked, a cable snapped, or rollers popped out

One side hangs low or the door jumped its track. Stop using it until someone looks at it.

05

Hail or wind damage after a storm

Dented panels, a door bowed in by wind, or a track knocked out of line.

06

Frozen to the floor after an ice storm

The opener strains and the bottom seal won't let go of the concrete. Don't force it.

Missouri weather is hard on garage doors

The Kansas City area can go from a sticky 95 degree afternoon in July to freezing rain in January. Each season wears on a different part of the door, which is why the same few problems show up around Independence year after year.

March to June

Storm season

  • Hail dents thin steel panels
  • Strong straight-line winds can push a closed door in and bend the tracks
  • Power outages leave openers stuck and remotes out of sync

Heat and humidity

  • Openers work hard when the door runs many times a day
  • Rubber weatherseals dry out and crack in the sun
  • Springs that have been cycling for years tend to give out

Ice and hard freezes

  • Bottom seals freeze to the concrete
  • Worn springs often snap on the first very cold mornings
  • Ice storms, like the one that hit Kansas City in January 2002, bring long outages

The garages we hear about around here

Independence has some of the oldest housing in the Kansas City area sitting a few miles from some of the newest, and the garage doors are just as mixed. Knowing which kind you have helps the company you call figure out what they're walking into.

Not sure what you have? Count the springs over the door, look at the opener rail (chain, belt or screw), and note whether the door is steel, wood or a composite. That's usually enough to start the conversation. Our guide to hiring a garage door company lists the other questions worth asking.

Older homes near the Truman Historic District
Detached single garages off alleys, narrow openings, low ceilings and older wood doors. Some have side-mounted extension springs or very old openers.
Postwar ranches across Independence
Attached one or two car garages, often with the original tracks and a chain-drive opener that has been running for decades.
Newer subdivisions in Blue Springs, Lee's Summit and Grain Valley
Wide double doors, belt-drive or wifi openers, keypads and battery backups that need setting up again after outages.
Shops, farms and small businesses
Rolling steel and sectional doors on the east side of the county. See commercial doors.

Quick answers

Are you a garage door company?

No. This is a referral line. When you call (816) 422-3667, we try to connect you with an independent garage door company that serves your ZIP code. Those companies may pay us for the referral. The company you speak with does the work and sets its own terms.

Do I have to hire anyone if I call?

No. Calling doesn't commit you to anything. Ask your questions, check the company's license and insurance, and decide for yourself.

Which towns does the line cover?

All of Independence (64050 to 64058) plus Blue Springs, Lee's Summit, Grain Valley, Buckner, Sibley, Oak Grove, Grandview, Raymore, Belton, Greenwood, Lone Jack and Pleasant Hill. The service areas page has the details.

Can I open my garage door by hand if the spring broke?

It's safer not to. With a broken spring the door can weigh well over 150 pounds and can drop fast. If you must get a car out, have two adults lift slowly, keep fingers out of the panel joints, and never pull the red release cord while the door is open.
